Mortenson Q3 report: Construction costs remain mostly steady as labor, material pressures persist

Non-residential construction conditions remained mostly stable through the first half of 2026, according to Mortenson's Construction Cost Index for the third quarter of 2026, though cost pressures varied a lot depending on market, trade and project type.

Non-residential construction costs in Seattle rose 1.71% during the second quarter and 3.48% over the past year. Nationally, construction costs climbed 1.58% during the quarter and 5.6% over the past 12 months, according to the report, which tracks non-residential projects in eight U.S. metro areas.
